Frequently Asked Questions

What to know before investing in Brazil.

Can a foreigner buy real estate in Brazil?

Yes. Brazilian law allows foreigners, whether resident or not, to acquire urban property, with ownership rights identical to those of a Brazilian citizen. Restrictions apply mainly to rural land and certain border areas; we verify this point for each property.

What is the CPF and why do I need one?

The CPF (Cadastro de Pessoas Físicas) is the tax identification number for individuals in Brazil. It is essential for signing a deed, opening a bank account or registering a property in your name. Obtaining it is straightforward, and we guide you through the process.

Can I buy remotely, without travelling?

Yes. The entire process can be handled remotely: a power of attorney (procuração) entrusted to a trusted person, often a lawyer, allows the deeds to be signed in Brazil on your behalf. We also arrange video-conference viewings. Many of our clients complete the purchase without travelling.

How does transferring funds from Europe or Canada work?

The transfer is made by international wire to a Brazilian institution, through a regulated and declared foreign-exchange transaction (contrato de câmbio, the official currency-exchange contract). This traceability protects the investor and facilitates any future repatriation of funds. The precise terms depend on your bank and your country; our partners will guide you.

What taxes apply in Brazil, and in my country of residence?

Brazil levies taxes on purchase, ownership and resale, and your income may also be taxable in your country of residence, subject to tax treaties. The rules depend on your situation: we do not provide personalised tax advice and refer you to our partner firms for a detailed, figures-based analysis. [Rates and thresholds to be confirmed with the firm.]

What is an off-plan purchase and what guarantees apply if the developer defaults?

An off-plan purchase (na planta) is the acquisition of a property before or during its construction, often at a more favourable price and paid according to an instalment schedule. Brazilian law regulates these transactions (dedicated asset ring-fencing, developer guarantees). We select established developers and verify the guarantees on a case-by-case basis. [Details of guarantees to be confirmed depending on the development.]

How does short-term rental management work?

Short-term rental means renting the property to travellers for brief periods. We offer turnkey management — listing, guest check-in, cleaning, maintenance, financial reporting — so that you earn income without handling the day-to-day. Returns depend on the property and the season; we make no guaranteed projections.

What additional costs should I budget for at purchase?

Beyond the price, you should budget in particular for deed and registration fees (ITBI, the property transfer tax, and the cartório, or notary registry), legal fees and, where applicable, condominium charges. Amounts vary by city and property. We provide a detailed estimate before any commitment. [Ranges to be specified per property.]

These answers set out general principles and do not constitute legal or tax advice. For your personal situation, we put you in touch with our partner firms.
